Mornings start at the Ninja DualBrew coffee bar — grounds, K-cups, or a latte with the fold-away frother — before a short walk down to the sugar-white sand of the Emerald Coast. Basic beach gear, beach towels, and a few toys are ready to grab and go.
Back home, the open-concept living floor holds a 65-inch Roku TV, a glass-top table for six plus four island barstools, and a kitchen with everything from an air-fryer toaster oven to a waffle maker. Upstairs, three bedrooms sleep the whole crew — every one with its own Roku TV, blackout shades, and a white-noise machine. Evenings end with burgers on the propane grill under the always-shaded patio.

Before you book — a quick heads-up
- Your stay is transient occupancy under Florida Statute §82.035 — a short-term vacation stay, not a lease; all guests keep a permanent residence elsewhere.
- The primary guest must be 21 or older, present and onsite for the entire stay, and the credit card on file must match their ID. Children stay with a parent or guardian.
- Your group can be up to 10 guests total, children included — no extra people beyond your registered group.
- Within 48 hours of booking we'll collect: a government-issued photo ID, the e-signed rental agreement, names of all guests 18+, and a $300 security deposit.
- No smoking or vaping, no pets, no parties or events, no drugs. Quiet hours are 9 PM – 9 AM. Panama City Beach ordinances, HOA rules, and house rules are enforced.
- Two exterior security cameras monitor the outside of the home and driveway — never inside.

How far is the house from the beach?
About half a mile — a 10 to 15 minute walk on sidewalks to the public beach access. The house is not beachfront; it sits in The Glades, a quiet residential pocket of Panama City Beach.
How many people does it sleep?
Ten guests maximum, children included. Three bedrooms upstairs hold five beds — a king, a queen, and a full-over-full bunk with a twin trundle — plus a double-size sleeper sofa downstairs.
Is beach gear provided?
Yes — basic beach gear, beach towels, and a few toys live in the garage. Umbrellas are not provided; the Gulf wind is hard on them, but they rent easily on the beach.
Is there a pool?
No. There is no pool on the property and no community pool. There is a shaded patio with a propane grill.
Are pets allowed?
No pets, and no smoking or vaping anywhere on the property.
What are check-in and check-out?
Self check-in after 4:00 PM, check-out before 10:00 AM.
What about parking?
Free parking for two vehicles plus overflow, and a Level 1 EV charger on site.
What do the beach flags mean?
Green is low hazard, yellow medium, red high, and double red means the water is closed — swimming then breaks city ordinance and can bring a $500 fine. Purple means marine life like jellyfish. Full detail is in our beach safety guide.
